Engineered wood has become the go-to choice for homes around Colne, and for good reason. It gives you a real timber surface that copes far better with our damp Pennine climate and the quirks of older local housing than solid wood ever did. Here is what actually matters when you are choosing and fitting it.
A lot of housing in Colne and the surrounding villages is stone-built terraced or Victorian and Edwardian stock, often with suspended timber floors, uneven subfloors and changeable humidity. Solid wood can cup, gap and creak in those conditions. Engineered boards are built from a real wood top layer bonded to a plywood or softwood core, which makes them far more stable when temperature and moisture swing between a cold snap in January and a warm, wet spell in autumn.
That stability also means engineered flooring is one of the few real-wood options you can safely fit over underfloor heating, and it can usually be laid as a floating floor over a good underlay rather than being nailed or glued down, which keeps fitting time and cost sensible.
The single most important number on the spec sheet is the wear layer, the thickness of solid wood on top. Budget boards have around 1 to 2 mm, which cannot really be sanded and refinished. Mid-range boards carry 3 to 4 mm, enough for one or two light sandings over the floor's life. Premium boards with a 5 to 6 mm wear layer can be refinished several times and often outlast a solid floor in practice.
Overall board thickness typically runs from 10 mm up to 20 mm. Thicker boards feel more solid underfoot and bridge minor subfloor dips better, but in older Colne properties where door thresholds and skirtings are already set, a 14 mm board is often the practical sweet spot. Wider planks of 180 to 220 mm look superb in through lounges, while narrower boards tend to suit smaller terraced rooms.
Getting the preparation right matters more than the brand on the box. Concrete subfloors in extensions and newer builds need a moisture test before fitting, and anything freshly screeded must be properly dry, which can take weeks. On suspended timber floors, common in older Colne terraces, loose or springy boards should be secured or overboarded with plywood first, otherwise the new floor will telegraph every movement.
The boards themselves need to acclimatise in the room where they will be fitted, still in their packs, for around 48 to 72 hours. Skipping this step is the most common cause of gapping and lifting we see. An expansion gap of roughly 10 to 15 mm around the perimeter is essential too, hidden neatly under skirting or beading.
Prices depend heavily on the wear layer, board width and finish, but as a rough guide engineered oak boards run from around £25 to £40 per square metre at the budget end, £40 to £60 for good mid-range products, and £60 to £90 plus for wide, thick premium planks. Fitting typically adds £15 to £30 per square metre depending on the method, with glue-down and herringbone patterns at the higher end.
Do not forget preparation in your budget. Underlay, damp-proof membranes, plywood overboarding or a levelling compound can add a fair amount on an older property, so it is worth getting a proper measure and survey rather than pricing purely off the room size. A supplier who comes out to look at the actual subfloor will always give you a more honest figure than an online calculator.
Trends come and go, but pale and mid-tone natural oaks have stayed popular locally because they lift the light in rooms with smaller windows, common in stone-built houses. Very dark boards show dust, pet hair and scratches more readily, which matters if you have dogs coming in from the fells in all weathers.
Take sample boards home and look at them in your own room at different times of day before deciding. Showroom lighting flatters everything, and a floor is not something you want to be second-guessing for the next twenty years.
